[00:00:00] This is commercial real estate secrets. My name's Aviva. I'm a commercial real estate owner, broker, manager, and internet personality. Commercial real estate has been a gatekept industry until now. I believe in opening the gates, sharing strategies and techniques necessary for achieving financial freedom through commercial real estate.

Now, I've leased and managed a portfolio of properties that a gentleman syndicated over the last 20 years.

What does that mean? Over the last 20 years, this individual... bought individual properties one by one [00:01:00] by gathering groups of friends and family to purchase the property, right? So this person didn't have 1 million dollars to buy the property, so they found 10 friends who all were able to then buy the million dollar property.

This is called real estate syndication. And what a lot of people don't realize and what the gatekeepers don't want you to know is that syndication is an extremely powerful way to ensure income for the rest of your life. And let me explain. If I buy 123 Main Street, with 10 partners. First, the syndicator takes an acquisition fee.

So maybe it's a million dollar property. Maybe it's a 50, 000 acquisition fee. You know, the syndicator's putting in the work and they are to be paid for that. That's completely industry standard, [00:02:00] but In the years to come, the syndicator will be managing the property, so they'll be paid monthly on property management.

The syndicator will also be leasing the property and renewing the leases. So they'll be making money on the new leases in place and the lease renewals. Now, this is ongoing income, right? Now multiply that by 10, right? This portfolio that I'm leasing and managing, they started putting together in 1999, and the very first property was bought in 99, and they've been getting paid monthly ever since.

What is so powerful about real estate syndication is that not only are you able to buy a property in cash that you otherwise wouldn't have been able to buy, but in the long term you are, as the syndicator, they call this a GP or a general partner, you have control [00:03:00] over That property, maybe like the syndication that I lease and manage, it's a long term play and the owner will just manage the syndication for the rest of their lives.

Maybe it's a five year deal, ten year, there's a million ways to put together a deal, but the power of syndication lies in the ongoing income streams that it will provide for you. And you don't even need a whole boatload of cash to get there. So everybody, you know, I hear it all the time. You need a ton of money to buy commercial real estate.

I don't have enough cash to buy commercial. And you're not alone, right? Most people do not have a million in cash sitting around or in the bank. But I get this all the time. There are so many people who want to invest in real estate, but they don't want to put the deal together. They want to find that GP.

And they want to write a check and then [00:04:00] get dividends in perpetuity. This is called a LP or a limited partner. So everybody thinks, you know, I need a million dollars to buy real estate. And I'm glad we've dispelled that because. If you set up that preconceived notion in your mind, right, I can't, if you just make a stop at it, then you're never going to try to figure out how to make it work, right?

And you're going to give up on commercial real estate altogether, right? Whoever has a million dollars in cash just sitting in their bank, no one. But do you have contacts, friends, family, potential? Future partners who may have 50, 000 in the bank, 100, 000 in the bank, you definitely do. You definitely, definitely do.

And it's really common to make this mistake. It's actually intentional. You see, the gatekeepers [00:05:00] want you to be intimidated by commercial real estate. They want you to think that you can't do it. So that property on 123 Main Street, they can buy it and create passive income and generational wealth and legacy for themselves and their family.

So it's really beneficial for them to tell you you can't, make it difficult for you, restrict the information online, right? And as you all know, that's why we're here, because the internet has given us the ability to break down the gates, and the gatekeepers don't like it, but reality has it that the information is out there, and just because you haven't done it before, doesn't mean.

You can't do it now. So, the cost of assuming that you just can't buy commercial real estate because maybe you don't have rich friends or you don't have rich family. What's the cost, [00:06:00] right? Financial freedom in the future, time with your family, generational wealth. The gentleman who I run the syndication for, he was never extremely wealthy.

Now he's extremely wealthy because these, I don't even know, 10, 20 properties that he put together are giving him so many different income streams, it will make your head spin. Like, not only is it multiple different streams of income ongoing, but it's also extremely risk adverse. Like, I am watching this portfolio.

We'll say it's 75 units. pour money into the partnerships pockets. And the reality is that there's so many units for all these properties that the risk is really, really low, right? Because you saw in the membership exactly how to do your due diligence and you didn't do the number one rule, which [00:07:00] is. Not buying a dumb deal.

So, syndication, right? Pulling together your friends and family to buy your property works because you can scale. If I have 50, 000, I can't do anything with it. But if I have 50, 000 and a syndication, I can turn it into so much more. It works because if you can raise The amount of money for a property in cash, you don't have to pay interest on a bank note, right?

You're bulletproof, because the bank doesn't own the property, you and your partners do. And you've created a revenue stream for yourself for the rest of your life. If it was easy, everybody would do it. It's not that hard, right? I've seen plenty of people do it who wouldn't meet the eye. And it doesn't matter who's done what.
