You're listening to Commercial Real Estate Secrets. My name's Aviva. These first 10 episodes are my top 10 tips to get started in commercial real estate. As the leading commercial real estate internet personality, I have dedicated my life to opening the gates that have been previously kept so tightly closed

in the course of your life through education and commercial real estate. Now, this is a really exciting episode for me. This is tip number six. As I count down from 10, choose your network wisely. So I'm gonna be honest, commercial real estate, specifically the product type that I deal in, industrial warehousing, is very male dominated in Denver,

 

that I operate in.

 

The industry is very male dominated. My sector is very male dominated. And I have personally had a hard time connecting with my local community.

 

for more reasons, you know, it's oil and water. What are you gonna do? And I just found I didn't have a lot in common with these guys. They were older than me and, you know, they liked things like fishing and grilling. Nothing wrong with fishing and grilling. I'm more of like a spa day kinda cat. Anyway.

 

I finally found my people. It was, it was, yeah, June of 2020 when I started posting about commercial real estate online. And I realized that there were people around the country who felt like me, right? These were commercial real estate investors or brokers who couldn't find somebody in their local community. But when they came online,

other people who thought like them. And this kicked off a whole network of mine where I started to meet people who thought like me in this industry online. I met a woman by the name of Beth Azor. Shout out Beth, I love you so much. Beth is passionate about women investing. Why? Because 97% of commercial real estate

 

purchased by men, the remaining 3% that women own, 50% of those are inherited or their spouse dies. So women just largely don't invest in commercial real estate. I met Beth because she's passionate about teaching women how to invest and by going to a networking event of hers, I met all these women who not only think like me, but they

 

invest with me. We're working on deals. We're working together to build. This wasn't a network that I grew up with. This wasn't a network that I have known or even chose. It chose me, but it is real and it is valuable and everybody has it. You can access it.

 

You know, I hear this all the time. I need to do this on my own, or you may feel like you're an island. You're the only person you know, who's interested in investing in commercial real estate or, or you're the only person you know, who has the mindset to see yourself wealthy, creating generational wealth for you and your family. But what you don't realize is that. Real estate is so.

 

and creative right there are a million ways to make money in real estate.

It's not a black and white sport and it's not a sport in solidarity, right? You have the ability to find a network of people who think like you, or you have the ability to create a network of people who want to create wealth just like you. And you can strategize this if they live in your town or if they don't live in your town, right? I love going to local investor meetups and I hear all the different ways

 

people are creatively making money in my industry it's literally brilliant. So you find a network and you find mentorship through your network. I go really deep into mentorship in the membership but when you find a mentor you need to provide them value. How can you provide them value? Anything from

 

bringing them coffee, posting on their social media, cleaning out their email, doing showings for them. Whatever you can do to find a mentor and provide them value is going to pay dividends in the course of your life.

 

Your mentor can be online, your mentor can be in real life.

 

In real estate, I'm going to leave you with this. In real estate, when you assemble land, so if you buy two properties next to each other,

One plus one, right? I'm buying property A and it's next to property B. When I buy A and B, one and one, it becomes four. Because in real estate, the more ground you assemble, the more valuable it becomes. Your real estate investing career is the same. Your network, your mentors, these are an equation for success.

 

leave you with is that you need to learn to ask. If you do not ask, nobody is going to ask for you and it will not happen. Start asking. Start asking for help. There is enough real estate to go around.
