You're listening to Commercial Real Estate Secrets. My name's Aviva. These first 10 episodes are my top 10 tips on how to get started in commercial real estate. So we are counting down the tips from top from the tippity-tapp to the big itty-bottom and we are at tip number three episode eight this is the last time I do a countdown because boy is that confusing

 

So I want to talk about how you get your first commercial real estate client in 30 days. And even if you are not interested in buying commercial or excuse me, brokering commercial real estate, you're just looking to buy. This is still a valuable episode because you need to know the expenses that are coming. And one expense that's coming is leasing commissions. And we're going to talk about leasing commissions here shortly and why you as a broker or owner need to know about.

 

So I want to tell you how I got my first client. I had just gotten my license. And my mom, essentially, we got something in the newspaper that said this office building was being torn down. And my mom calls me and she says, you've got to go to this office building and get these clients. You need to farm the office building. And I'm thinking to myself, what are you talking about? These people are not going to buy an office building.

And she said, no, if you represent the tenant and you place them in a new building, you'll get paid. And I was like, what are you talking about? Cue an entire industry that I didn't know existed?

 

This industry is called tenant representation. So I walked into the office building in a pantsuit looking like Hillary Clinton on a good day. And I just joke about pantsuits because I never wear them anymore. But I convinced, I think it was four or five doctors to let me find them a new space. I kept just persistently showing up to their office

 

signed with me and it was my first year of commissions from that building being torn down.

Excuse me. Now the way that I find leads now are very different, but I hear this all the time. I hear people say it takes too long to close commercial real estate deals. I don't want to go into commercial because of how long it takes. And

 

I'm here to tell you that a not only is that not true, but you can also get clients in a short amount of time. There's a big misconception that everything about commercial real estate is harder, more difficult, more unattainable. And it might have been, but not anymore. So

 

even though it might take two years to close a deal, that commission could be six or seven figures. Are you willing to stick out two years for a $500,000 commission? Pro, I would. And that's the reality of the industry. So, if you wanna get a client,

 

in the first 30 days or maybe you're working in the industry and you can't figure out how to get clients, I need you to find a broker who is killing it.

 

Drive around the area of a product type you want to work in, see who's got all the signs. Look up who is doing the most commercial real estate transactions in your city within the product type that you're looking to transact. Then you're going to call that broker and you're not going to email them, you're not going to DM them, you're going to call them.

You're going to then convince the broker to send you the leads that they aren't going to take. Right? They will get, they will be inundated with leads and they will not take 70% of them. You're going to be the person who catches that 70%, closes them, and then pays the broker 20%

of mine and she crushes it. How to get your first deal in 30 days? Find a broker who's killing it. Add value.

 

their lives however you can to get their attention to get them to even give you these leads close the leads and pay them it's not going to take you two years it might take you six months but if you want to live the 1% life you need to do what 99% of people will not do and that might be having two jobs for six months like I did I was a bus or at an Italian restaurant in the day and a broker and a bus or an Italian restaurant at night. The second I got my first commission check, I quit and never looked back.
